04Office cleaning and janitorial service in Essex County

We run nightly, weekly and scheduled office cleaning and janitorial service for businesses across Newark, Orange, East Orange, Irvington, Bloomfield, Montclair and the rest of Essex County, NJ. Every commercial account works from a written scope with a frequency column, so there is never an argument about whether something was in the contract.

Floor care, priced separately and honestly

Specialised floor treatment is equipment-and-labour heavy, so it is scheduled and billed apart from routine service rather than hidden inside a nightly rate. Machine scrubbing and specialised floor treatment starts at $150. Strip and wax on VCT floors starts at $850, depending on the floor's condition and square footage. Carpet extraction is quoted on the floor. Disinfectant cleaning starts at $100, hourly labour is $68.99, and weekend or emergency response starts at $130.

Equipment and consumables

We supply the equipment and the cleaning materials. The client supplies the building consumables their staff and visitors get through — trash can liners, hand soap, paper towels, toilet paper, hand sanitiser and gloves — unless the proposal says otherwise. It is written into every agreement so nobody is surprised in month two.

05Degreasing and commercial kitchens

Removing baked-on grease takes commercial degreasers, and those degreasers are strong by necessity. Some kitchen materials do not tolerate them, so this is worth reading before you book kitchen or hood work.

We are not responsible for discoloration or etching of aluminium, anodised, painted, powder-coated or plated surfaces that react to alkaline degreasers; for seals, gaskets, filters, decals or adhesives already degraded by heat and grease; for damage caused by the grease itself; or for pre-existing corrosion and pitting that only becomes visible once heavy build-up is removed. Uncovering damage is not the same as causing it.

If we can see a surface is likely to react, we say so first and offer a gentler method. None of this excuses careless work — negligence by a crew member is on us, and our liability cover applies.

06Terms, in the open

Either side can end the agreement with 30 days' written notice. Invoices are due on completion. Net 30 is available only where we service the premises five or more days a week, and those accounts may take 2% off an invoice paid in full within ten days. A past-due invoice carries a one-time late charge of 5% of the unpaid balance (minimum $25), then 1.5% per month, and service may be suspended while an account is more than fifteen days past due. Commercial work is billed per the written proposal plus New Jersey sales tax at 6.625%.

E&L works as an independent contractor and carries its own liability cover of $2,000,000, bonding and workers' compensation. Certificates available on request.
