What landlords actually
check at move-out

Deposits get withheld over five predictable things, and four of them are in the kitchen. A short field guide to passing the walkthrough.

We do a lot of move-out cleaning across Essex County — Newark, Irvington, East Orange, Orange, Bloomfield, Montclair. Over the years a pattern shows up. Landlords and property managers do not inspect a unit evenly. They walk a route, and they check the same short list of things almost every time, because those are the things that cost them money to fix before the next tenant.

Here is the list, roughly in the order it costs you.

01The oven

This is the number one deposit killer and it is not close. An oven with baked-on carbon takes a professional an hour or more and takes a landlord a call to a cleaning company. It is the easiest line item in the world for them to deduct.

Baked-on oven grime does not come off with a spray and a wipe. It needs a caustic or a long dwell with a heavy degreaser, and then mechanical work. If you are doing it yourself, start it the night before, not the morning of.

Inside-oven and inside-refrigerator are the two things we price by condition rather than flat, because a lightly used oven and a five-year-build-up oven are genuinely different jobs. We look, we tell you the number, and you agree it before we touch it — never afterwards on the invoice.

02The refrigerator — including behind and underneath

Inside: every shelf and drawer out, washed, dried, put back. Seals wiped, because that is where mould sits. Freezer defrosted if it has iced up.

Then the parts nobody thinks about: pull the fridge out. The floor underneath and the wall behind it are inspected almost every time, because a landlord knows that is where a year of crumbs and spills has gone. The coils at the back matter to them too.

03The range hood filter and the wall behind the stove

A grease-loaded hood filter is a fire-safety item, so it is not a cosmetic complaint. It usually comes out and goes into a hot degreaser soak. The wall and backsplash behind the stove hold a film that is invisible until light hits it sideways — check it from an angle, not straight on.

04Inside cabinets and drawers

Empty is not the same as clean. Crumbs, liner residue, sticky rings where bottles sat. Landlords open cabinets. They always open cabinets.

05The one that is not in the kitchen: the bathroom

Specifically three things — the grout, the shower door track, and the extractor fan cover. Grout that has gone dark reads as neglect even when the surfaces around it are spotless. The door track collects a sludge that needs a dwell and a detail brush. The fan cover is furred with dust and takes ninety seconds, and almost nobody does it.

06What New Jersey law actually says about your deposit

Worth knowing before the conversation happens. Under New Jersey's Rent Security Deposit Act, a landlord generally must return your deposit, with interest, within 30 days of the tenancy ending, along with an itemised written statement of any deductions.

The important principle: deductions are for damage and for cleaning beyond ordinary wear and tear. A carpet that has aged normally over three years is wear and tear. A carpet with an untreated stain is not. Faded paint is wear and tear. A wall with grease film above the stove is not.

Two practical things that help you either way: photograph everything the day you hand back the keys, and keep the receipt for a professional clean. A dated invoice from a licensed and insured cleaning company is a specific, checkable answer to "the unit was left dirty."

07The order to do it in

If you are doing it yourself and you are short on time, do it in this order and stop when you run out of day:

  1. Start the oven treatment. It needs the longest dwell, so it goes first even though it gets finished last.
  2. Empty and clean the fridge, then pull it out and do the floor and wall behind it.
  3. Hood filter into a soak.
  4. Cabinets and drawers, inside and the tops of the doors.
  5. Bathroom: product on the shower, leave it, come back.
  6. Back to the oven. Finish it.
  7. Windows, sills, blinds, light fixtures, switch plates.
  8. Floors last, working yourself out of the unit toward the door.
